Pet Policy

Pet Policy Overview

We welcome pets in our community and strive to maintain a safe, comfortable environment for all residents. Our pet guidelines ensure consistency, fairness, and compliance with federal housing laws and property-specific requirements.

General Pet Requirements

All pets must be approved by management prior to moving in. Residents with pets are required to:

• Complete and sign the Animal Addendum
• Pay a $250 non-refundable pet fee per pet
• Follow all community pet rules outlined in the addendum
• Ensure pets do not disturb neighbors or pose safety concerns
• Limit their household to a maximum of two pets per unit

Restricted Dog Breeds

To protect the wellbeing of our residents, guests, and staff, certain dog breeds—known for aggressive tendencies—are not permitted. This restriction applies to full breeds and mixed breeds with lineage from:

• Pit Bull Terriers
• Rottweilers
• Doberman Pinschers
• Chow Chows
• German Shepherds
• Akitas
• Presa Canarios
• Alaskan Malamutes
• Wolf hybrids
• Cane Corsos

Management may also restrict other breeds or individual animals that display aggressive behavior.

Assistance Animals

Assistance animals (service animals and emotional support animals) are not considered pets and are welcome in accordance with fair housing laws.

• They are not subject to pet fees, deposits, or breed restrictions
• Residents requesting an assistance animal must follow the property’s Assistance Animal Policy

Pet Documentation

To keep our records accurate and ensure community safety:

• All approved pets must be listed in the resident’s file
• A signed Animal Addendum must be on record
• Unauthorized animals may result in lease violations or other corrective actions
• $25 fee will be applied for each instance of uncollected pet waste found on the property
